Single Storey Extension (Woodcote Green)

Background

This customer had contacted us after recommendation from a friend whom we had also constructed an extension and kitchen knock-through.

Objective

The main objective was to increase the size of their kitchen and create a large kitchen/dining room for their growing family. The design of this extension required the installation of large steels to enable part of the original rear wall of the house to be demolished to open up the existing house to the extension to provide a large open-plan layout.

Scope of Work

We built the extension from blockwork & finished externally with a smooth render. The roof was then constructed with the inclusion of 3 large Velux windows.

The owners of this property designed a combination of vaulted ceiling with velux windows and the addition of 4m bi-fold doors to really get light in.

We removed all existing ceilings to enable major plumbing and electrical modifications to be performed before re-boarding and skimming all affected walls and ceilings.

Our works were then completed after levelling the flooring between the old and new and installing the kitchen and utility units followed by skirting and other carpentry modifications.

During the Summer/Autumn 2019, Karina Lane carried out extensive building work on our property in the construction of our single storey extension (and knock throughs) running the full width of the back of our house and extending out 3 metres. They worked well with and from the plans of our appointed architect and structural engineer; recommended and managed other trades people such as plumbers, electricians and decorators and coordinated with building control.

Original timescales were kept, despite some of the challenging weather conditions experienced. Any short-term delays were overcome by members of Karina Lane working weekends, ensuring minimal disruption to the date of the final handover. We were kept fully informed of the progress of the build (we chose to live off site during the very messy work), any unforeseen issues were resolved, changes by ourselves were happily accommodated and good advice given to ourselves on any decisions we needed to make.

The budget was closely monitored, and we were kept fully informed of any changes to the budget as a consequence to any additional works we requested. Invoicing and receipts were regular and clear and any queries regarding costings were also promptly dealt with.

Finally, the various builders, tradesmen, labourers, etc. were all trustworthy and polite individuals and each of them did all they could to ensure our regular daily lives could continue with minimal disruption.
