
Background
When purchased, this 2 storey property was configured as 5 separate flats, each with their own front-door thus no communal entrance. The property was partially occupied when purchased but it had been neglected for a number of years and the conditions in which the existing tenants were living were very poor.
Objective
Since the property is located close to Singleton Park and university campus the target tenants were Students. An architect was employed to reconfigure & find optimum layouts for each of the flats.
Scope of Work
The scope of this project was vast and required the installation of new 63mm dia water supply & 5 new electrical feeds to the property, the construction of a new Plant Room insulation of external walls to achieve required thermal rating, steels removed & replaced, layouts reconfigured to achieve 13 letting rooms, installation of mains-fed sprinkler system, new suspended ceilings below existing ceilings to achieve the Acoustic rating.
The plumbing scope included the installation of 5 bathrooms, 4 gas boilers & 27 radiators.
The carpentry scope included 4 kitchens, 13 fitted wardrobes & desks, 22 fire doors and in excess of 400m of Skirting & architrave.
